Vesta's wholly owned subsidiary management company provides full operational control and on-site monitoring capabilities. For value-add acquisitions, Vesta targets mismanaged assets that require both light and heavy renovations allowing a substantial increase in rents that are in-line with the market. Over the past few years Vesta has established itself as one of the premier owner/operators in Oklahoma and Arkansas. Vesta achieved a yield of 10%+ in 2020 and targets an 8% cash dividend. Vesta Capital has a deep network of strong lending relationships which allow it to tap into financing at competitive rates and mitigate capital markets risk. Each year, the company's properties DSCR (debt service coverage ratio) exceeds 2.00x, which is well in excess of most lenders' minimum requirements and provides a margin of safety even in adverse market conditions. Vesta focuses on investing in markets currently considered affordable, which serves as a catalyst for future rent and population growth as other areas of the country become increasingly unaffordable and encourage population displacement to more affordable areas. Within Tulsa alone, Vesta Capital owns and manages 2,572 units. Marc Kulick - CEO As Founder and CEO of Vesta Capital and Vesta Realty, Marc is responsible for overseeing all aspects of the businesses including asset management, operations, and acquisitions. Prior to founding Vesta, Marc was the Vice President of Multifamily for an international property investment firm with over $2.0 billion in assets. Marc has in-depth experience at every level of the multifamily sector, building his knowledge by working in positions including Assistant Manager, Property Manager, Area Manager, Regional Director, and Vice President for a variety of real estate companies. Marc has received numerous accolades along the way for his achievements. Marc's focus is to identify multifamily investment opportunities that have strong in place cash flow, significant upside potential through value-add implementation and downside protection in the event of macroeconomic headwinds. He has been able to leverage his 12 years of relationships in the multifamily industry to create a pipeline of proprietary deal flow that meets his investment criteria. His innovative approach to both due diligence and property management allows him to maximize the potential of each investment. Alex Upperman - Co-Sponsor An active real estate investor since 2014 and founding partner of Vesta Capital in 2017, Alex has been an investor in over 40 properties totaling over 6000 multifamily units. With the increase in housing costs and the under served affordable housing market, his investment philosophy centers on providing affordable, safe and clean apartment communities in markets with strong fundamentals. In addition to his real estate activities, Alex has founded and grown five separate eCommerce companies that have reached 7 and 8 figures in revenue. With expertise in digital marketing and consumer products, his companies have generated over $100M in online revenue and currently have products sold in 1000s of stores across the U.S. Alex graduated Summa Cum Laude with a 3.97 GPA from Missouri State University with a Bachelor of Science degree in Finance and minors in Economics and Accounting.
